Rental Terms

1. RESERVATION CONFIRMATION/CONTRACT
The reservation confirmation is a contract that confirms the rental between the tenant and the landlord. The contract is binding and pertains to the property and its amenities as mentioned in the contract/reservation confirmation. Only the number of guests specified in the reservation confirmation may stay in the apartment.

2. SHORT-TERM RENTAL
Short-term rental/vacation accommodation – The daily/weekly rental price includes electricity, water, internet, and gas. The daily/weekly rental price for villas, houses, and semi-detached homes includes additional charges for electricity (estimated at around €0.20 – €0.40 per kWh) based on consumption. Final cleaning is not included in the rental price.

3. LONG-TERM RENTAL
Long-term rental/monthly/over 2 months – A water charge of €20 per month, and internet charge of €49 per month will be added. Electricity and gas will be charged based on consumption unless otherwise specified in the agreement that they are included in the monthly rent. The final cleaning fee will be added to the rental agreement and paid along with the booking fee. Rent can be paid in one lump sum or divided into monthly payments. The dates for the booking and rental payments will be stated in writing in the agreement.

4. PETS
Bringing pets into the apartment is only allowed in properties where it is specifically stated on our website. If you have pets, please mention this when making your reservation. Even if pets are allowed, bringing them on vacation is the customer’s responsibility.

5. SMOKING
Smoking is allowed only outdoors, but the property owner may prohibit smoking on the terrace as well. Smoking indoors is strictly prohibited. If the tenant violates the smoking policy outlined in the rental terms, they will be required to compensate for cleaning costs and any damage or odor issues caused to the furniture or other furnishings. The property owner will determine the extent of the damage.

6. CLEANING
The apartments are rented in a functional and professionally cleaned condition. In addition to the rent, a final cleaning fee will be charged (the amount will always be stated in the reservation confirmation). However, the tenant is responsible for maintaining the cleanliness of the apartment during the rental period and must leave the apartment in a generally clean condition upon checkout. Otherwise, all special cleaning costs will be deducted from the security deposit or charged to the tenant in another way. Final cleaning does not include washing dishes or taking out the tenant’s trash. We always charge €30-50 for dishwashing from the security deposit. For special cleaning, we charge an additional fee (20€/hour) plus any extra laundry costs for rugs, mattresses, curtains, etc.

7. LIABILITY FOR DAMAGES
The tenant is responsible for any damage, breakage, or loss of items that occurs during the rental period. Damages must be reported immediately to the property manager. The reporting obligation also applies to damages that are independent of the tenant, such as plumbing leaks, electrical or appliance malfunctions, etc. All damages will be repaired as soon as possible, within a reasonable timeframe. If the tenant fails to report the damage by the departure date, the repair costs will be deducted from the security deposit, or compensation may be collected in another way as necessary. Loistawa Homes S.L. or the property owner is not liable for or insured against damages to the tenant or their property during the rental period.

8. PAYMENT TERMS
Rent and any additional services are to be paid directly to the account of Loistawa Homes S.L. Other payment terms must be agreed upon in writing. The costs included in the rent are case-specific and will be noted in the booking confirmation. In long-term rentals, the electricity charge will be billed according to the tenant’s consumption (estimated at around €0.20 – €0.40 per kWh), unless it has been agreed that electricity is included in the rent. The tenant is liable for any misuse.

9. PAYMENT TERMS
Rent and any additional services are to be paid directly to the account of Loistawa Homes S.L. Other payment terms must be agreed upon in writing. The costs included in the rent are case-specific and will be noted in the booking confirmation. In long-term rentals, the electricity charge will be billed according to the tenant’s consumption (estimated at around €0.20 – €0.40 per kWh), unless it has been agreed that electricity is included in the rent. The tenant is liable for any misuse.

For a one (1) month rental, the security deposit/booking fee is €250.

For a two (2) month rental, the security deposit/booking fee is €500.

For rentals longer than three (3) months, the security deposit/booking fee is 100% of one month’s rent.

10. COMPLAINTS
In cases of complaints, please contact us in writing via email at rent@lainehomes.com, with a response time of 3-5 business days. If the rental property does not meet expectations, any deficiencies in amenities or cleaning must be reported to Loistawa Homes S.L. immediately after the error is detected. If the tenant neglects their reporting obligation, Loistawa Homes S.L. is not liable for any deficiencies or errors. Construction/repair/roadwork outside the property that causes potential noise disturbances or interruptions, as well as the condition of common areas (spa, yard, elevator, sauna, rooftop terrace, swimming pool, playground, stairwell, parking garage, etc.) and any maintenance work that may be performed there, are not the responsibility of the landlord or rental agent and do not entitle the tenant to compensation. Information about possible pool renovations or changes to opening hours is not conveyed to the rental agent.

11. CANCELLATIONS
If the reservation for the rental property is canceled less than 30 days before the start of the reservation, Loistawa Homes S.L. has the right to withhold the received booking fee/security deposit. For long-term rentals (over 2 months), a processing fee of €250 will be charged for cancellations; for short-term weekly rentals, the processing fee for the canceled reservation is €100. Illness of the customer does not entitle them to a refund of the booking fee; in case of illness, it is advisable to contact your insurance company for compensation. The rescheduling of the reservation date is not possible, and if the customer terminates the rental agreement (it will be treated as a cancellation). The paid booking fee cannot be transferred to any future reservations. If the apartment booked by the customer at Loistawa Homes S.L. is unavailable for reasons beyond our control, we will try to offer the customer a similar property at the same price. If this is not possible, the reservation will be canceled, and the booking fee will be refunded in full to the customer.

12. OTHER/RENTAL PROCEDURES
We adhere to international practices: The handover of apartments/villas is at 3:00 PM on the arrival day and at 11:00 AM on the departure day. Any other arrival and departure times must be agreed upon in writing in advance.
The property must be returned in the same condition regarding furnishings, property, and yard as at the time of arrival. We charge €150 for lost keys. For separate door openings during the rental period, we charge €50 during the day (8:00 AM – 8:00 PM) and €100 at other times, including evenings, weekends, and holidays, plus any locksmith fees if necessary.

13. FORCE MAJEURE
Loistawa Homes S.L. is not liable for “Force Majeure” situations (cancellations due to unavoidable circumstances) that affect the rental.

14. TYPOGRAPHY
Loistawa Homes S.L. is not responsible for any typographical errors or inaccuracies resulting from translations in printed or other media. NB. Please always check that the date corresponds to what was agreed upon.

Loistawa Homes S.L. operates under the registered trade name Laine Homes and Villas Spain.

15. PAYMENT SERVICE PROVIDER
Paytrail Oyj serves as the payment intermediary and service provider in collaboration with Finnish banks and credit institutions and is an authorized payment Institution. Paytrail Oyj will be shown as the recipient on your bank or credit card statement and forward the payment to the merchant. For complaints, please contact the website the payment was made to.
